Our fee is just 8% of the monthly rent collected.
We offer 1 year contracts which is the industry standard.
Your lease is going to be determined by several market factors: Location, condition of property, rent rates and amenities. We will do a side by side comparison of rentals in your area and calculate what the appropriate rent is. When all is said and done, the market will dictate the rates in your area.
Depends on the amount of involvement the owner wants. Most of our clients only want to have the cash deposited into their bank account every month and some want to hear from us on a monthly basis. This will be determined by you. With our automated system our Owners can log into their account and see all activity, money collected, etc.
We do! We are on call 24 hours a day so you don’t have to be. You hired us. Should issues arise, we will of course notify you.
Your property, along with photos, amenities, and the description will be advertised on our website and on dozens of others at no cost to you. If priced correctly and prior tenant giving us their 30 day notice your rental will not stay vacant more than the time it takes to clean.
- Criminal background checks – we will not put anyone in your property that will either harm it or the neighboring properties.
- Stability of employment – this will give you an indication of whether the tenant will be likely to stay for the nominated lease period and whether they will have the funds to pay for it.
- Good credit history – ability to pay the rent.
- Avoid overcrowding – ask about the number of people who will be living in the property
The residents have a portal where they can submit a repair request. They can call or email if something needs immediate attention. Our Contractors typically contact tenants within 48 hours or immediately should there be an urgent matter. Typically, we authorize up to $250 in repairs but ultimately you decide how you would like repairs handled.
